The number of real estate sales recorded in Plymouth County reached an eight-month high in May, reports Register of Deeds John R. Buckley, Jr. Unfortunately, Buckley adds, the rise in sales includes a dramatically increased number of properties sold after foreclosure.
Plymouth County recorded 763 deeds last month, up from 645 in April, and marking the first month since September of 2006 in which the Registry recorded more than 700 deeds. "We normally see an increase this time of year," explained Buckley. "Hopefully, as we have seen in previous years, those numbers will continue to climb through the summer months."
Among the number of sales recorded in May were 74 properties sold at foreclosure auctions. That figure represents the most foreclosure deeds recorded in a single month since Buckley began reporting on the increasing number of foreclosure sales last year. "With foreclosure sales, the increase is not simply a function of the spring market," said Buckley. "We recorded twenty foreclosure deeds in May of 2006." That figure is up 270% this May.
On a positive note, Plymouth County recorded fewer notices initiating new foreclosures than in previous months. With 178 new foreclosure notices being recorded in May, the Registry saw the end of a three-month string in which new foreclosure filings ranged between 216 and 259 per month.
Plymouth County tracks the number and value of sales and mortgages between $25,000 and $3 million on a monthly basis. Sales through the first five months of 2007 have fallen 9%, from 3,451 in 2006 to 3,128 this year. The number of mortgages recorded during that period has also declined. In 2007, Plymouth County recorded 14,224 mortgages through May, down 15% from the 16,661 mortgages recorded through the same period in 2006.
On average, people are still borrowing more money than they were this time last year. The average mortgage through May of this year is $218,540, up 7% from the mark of $204,223 in May of 2006. At the same time, average sale prices countywide are virtually unchanged, with an average price of $374,962 through May of this year and $373,703 through the same period last year..
